All of us at The Property would like to welcome you on finding your new home that is managed by us! Now that your search is over and you are ready for the big move, there are a few small steps to be completed in order to ensure a smooth start. 

What are the next steps?

Follow these 6 steps to ensure a smooth move-in!

1.

Activate your Happy Tenant account. We will provide you with user credentials.

2.

Register EJARI. Collect the necessary documentation.

3.

Register and connect DEWA. Registration can be completed online.

4.

Registering and connecting gas. Gas provider dependent on building.

5.

Registering and connecting telecoms. Telecom provider dependent on building.

6.

Get familiar with your account manager. Your key contact at The Property.

Handing Over Keys

 Step 1. 
Activating Happy Tenant.

Our Happy Tenant application is our exclusive and only method for taking any and all maintenance requests.

To ensure your requests are handled efficiently and adequately, and by the correct people, be sure to have your Happy Tenant application downloaded and ready. You can download the Happy Tenant application for Android and iOS here:

Your user credentials will be sent to you via email by your account manager upon signing the tenancy contract.

STEP 1

 Step 2 
Registering EJARI.

EJARI is the registration of your tenancy contract with government and is a legal requirement for any tenancy agreement.

 

Because you are tenant of a Property Managed unit, The Property have the permission and are able to issue your EJARI from the office - saving you the time and hassle of going to Al Manara Center. 

 

Upon signing your tenancy contract and submitting all the needed documentation all you need to do is pay AED 300 (inclusive of admin fee) and your EJARI will be sent to your registered email for signing.

STEP 2

 Step 3 
Registering and connecting DEWA.

DEWA (Dubai Electric Water Authority) is the national electric and water supply.

The documents required to connect DEWA are:

 

  • Registered EJARI and Tenancy Contract

  • Deposit, Apartments AED 2,000 - Villas AED 4,000

  • Connection fee AED 130


Follow these easy steps to connect your DEWA:
 

  1. After you have registered your EJARI you will receive an SMS to your registered phone number for DEWA activation

  2. Click the link and complete the online activation procedure

  3. Pay the security deposit and connection fee


​DEWA complete! Please send a scanned copy of your connection receipt to your account manager for our records.

STEP 3

 Step 4. 
Registering and connecting Gas.

Throughout Dubai their a number of Gas providers depending on your location and building.

The documents required to connect gas are:

 

  • Tenancy contract and EJARI

  • Emirates ID and Passport copy

  • Security deposit (dependent on provider)


Follow these easy steps to connect your gas:
 

  1. Confirm with your building management which gas supplier is used in the building

  2. Contact the relevant provider regarding your new installation/transfer of connection

  3. An engineer from the provider will be scheduled to visit your home and activate your supply within 7 days.


Gas connected! Please send your account manager a scanned copy of your connection for our records.

STEP 4

 Step 5. 
Registering and connecting Telecoms.

In Dubai there are 2 major telecom providers; Etisalat and Du.

The documents required to connect telecoms are:

 

  • Tenancy contract and EJARI

  • Passport Including Visa

  • Emirates ID

  • Cost is dependent on package taken


Follow these easy steps to connect your telecoms:
 

  1. Confirm with your building management which provider is servicing the building (sometimes both) 

  2. Contact the relevant provider regarding your new installation/transfer of connection

  3. An engineer from your chosen provider will be scheduled to visit your home and activate your connection within 7 days.


Telecoms connected! Please send your account manager a scanned copy of your connection for our records.
